With 15 portfolio models to choose from—or the option to bring your own ideas—each package is tailored to your specific needs. All of our models are designed to be used as inspiration for your next home and are fully customizable to fit your own unique lifestyle. Although the Bragg Creek features a three-floor layout, it is inspired by the classic ranch-style home design, blending open spaces with the warmth and strength of a timber frame structure. This package ensures that your home can be built to the lock-up stage by your builder, meaning it is fully framed, enclosed, and ready for interior work. Here’s a detailed breakdown of everything that comes with our Bragg Creek lock-up materials package.

Package contents and specifications may vary depending on the CTF design model and are intended as a starting point for your project. At Canadian Timberframes, our ‘timber frame kits’ are fully customizable to meet the unique needs and preferences of each client, allowing you to create a home that truly reflects your lifestyle.
The timber frame is the heart of your home, and at Canadian Timberframes, we ensure that every piece is designed, cut, and finished with precision. Here’s what you can expect:
Timber Framing
Developed & detailed 3D timber frame model with accompanying 2D review drawings. This gives you a visual guide to how the frame will fit together and ensures that installation is seamless. Stamped engineered timber frame drawings can be provided to ensure that everything complies with building code requirements.
Our high-quality Douglas-fir timbers (#1 or better) are seasoned, air-dried, and planed on all four sides (S4S). Timbers are certified with an individual grade stamp to meet building code requirements. All timbers that are 8x8 or smaller are Free-of-Heart-Centre(FOHC), which reduces the natural checking process.
Precision joinery is used in cutting the timbers to ensure accuracy and efficiency in assembly. Each timber receives one coat of Sansin UV protectant stain and one coat of ENS clear top coat for longevity. Additional coatings are provided for site application, including an extra ENS clear top coat for exposed exterior components and Sansin stain for touch-ups by the contractor.
Timbers are also end-sealed to slow drying and minimize checking (splitting). All timber components are carefully packaged and handled for delivery. The package includes oak pegs and timber fasteners for secure joinery and adjustable post base connectors at exterior timber-to-concrete connections.
Custom Metal Connectors
Developed & detailed 3D metal model and 2D review drawings to ensure precise design and fit. These are finished with powder coating to protect the connectors.
Once the timber frame is constructed—or as we like to say, once the timbers are vertical—the next step is enclosing your home to protect it from the elements. Our Bragg Creek lock-up package includes the following materials:
Pre-finished T&G Decking
Made from kiln-dried Tight Knot Douglas-fir, this decking features an 8th gap profile and is planed for a smooth finish. Each piece is factory-finished with one coat of standard colored stain and one coat of clear lacquer, sanded between coats for added durability.
PolyIso Built-up Roof System
This high-performance roof system includes an ice and water shield, two layers of PolyIso insulation panels, and plywood. Vertical and horizontal strapping, along with structural screws, are provided to ensure the roof is both resilient and energy-efficient.
Conventional Framing for Non-timbered Roof Areas
For areas of the roof that do not include timber rafters, the lock-up package provides I-joists, ridge beams (as needed), hangers for the I-joists, LVL headers, sub-fascia, and plywood.
Engineered Exterior Open Wall System With PolyIso
The package includes studs, plates, window liners, and doubled headers for strength. Exterior walls are sheathed with plywood over the studs and insulated with PolyIso insulation. Shim strips are used to prepare for siding installation. Factory-installed strapping is also included for precise siding placement. Additionally, plywood is provided for areas where stone siding may be required.
Note: Interior partitioning is not included as part of this package.
Engineered Wood Products for Main Floor Framing
The package includes I-joists, hangers, LVL & rim joists, and tongue-and-groove plywood sheathing with adhesive. Pressure-treated sill plates with gaskets are included, along with all wood components and conventional hangers for the floor system.
Note: Structural steel components are not included, unless required by engineering.
Engineered Wood Products for Upper Floor Framing
Similar to the main floor, this package includes I-joists, hangers, LVL & rim joists, and tongue-and-groove plywood sheathing with adhesive. Pressure-treated sill plates with gaskets are provided, along with conventional hangers.
Note: Structural steel components are not included, unless required by engineering.
Pre-finished Cedar Siding, Trim & Fascia
We provide kiln-dried, Select Tight Knot Western Red Cedar (WRC) siding and trim, with a rough-sawn finish. The siding is pre-finished with two coats of factory-applied Sansin SDF stain, based on the standard color selection. Includes all necessary trim materials, such as window trims, soffit trims, fascia boards, corner boards, and belly bands for a clean and polished exterior.
Transportation of Materials
Delivery of all materials to your site is included in the package price. Client is responsible for providing lifting equipment on-site for offloading materials, which can weigh up to 6,000 lbs. If the delivery site is inaccessible, materials will be delivered to the nearest accessible point for a 53’ truck.
